End-of-lease carpet cleaning and your bond

Carpets are one of the most common sticking points at a final inspection. A little planning gives yours the best chance of passing, and your bond the best chance of coming back in full.

When you move out of a rental in NSW, the property is expected to be returned in a similar condition to the start of the lease, allowing for fair wear and tear. Carpets get particular attention because they show every year of foot traffic, and because a professional clean is often written into the lease. Getting it right up front is far cheaper than a dispute over the bond later.

What property managers tend to look for

Check your lease first. Some agreements specify professional cleaning or even name a method. If yours does, meeting that exact wording removes an easy reason to dispute the bond.

A simple timeline

  1. Clean the carpets last. Book the carpet clean after your furniture is out and the rest of the place is done, so nothing gets tracked back over fresh carpet.
  2. Allow drying time before the inspection. With hot water extraction, carpets are usually touch-dry in a few hours, but give yourself a comfortable buffer, especially on a humid day.
  3. Keep the paperwork. Hold onto the invoice and, if you can, take a few dated photos of the cleaned rooms.

Be realistic about old stains

A professional clean gives carpets the best possible presentation, but it is not magic. Stains that have been sitting for months, or damage that has gone into the backing, may improve without fully disappearing. That is where fair wear and tear comes in: you are responsible for returning the carpet clean, not for making an old carpet new. A good cleaner will tell you honestly what is likely to lift and what is not, which is useful information to have before an inspection.
